This project involved the transformation of a more traditional style 80s built property with a new extension, designed with the development market in mind. The brief was to create a home that would appeal to a broad audience, offering a luxury feel without alienating potential buyers — a delicate balance of style, function, and neutrality.
Our involvement spanned both interior and exterior planning, requiring sensitivity to the building’s existing features — including original windows that needed to be preserved — while seamlessly introducing a more contemporary design language.
Inside, a sleek, handleless kitchen was installed with a striking marble waterfall-edge worktop, adding visual impact and durability. Floors were finished in ceramic wood-effect tiles, providing warmth and practicality, especially appealing in a high-traffic, family-friendly setting.
The bathrooms were kept neutral and versatile, designed to suit a range of potential homeowners, with fixtures and finishes chosen for both their timeless aesthetic and broad-market appeal.
While the home was designed as a speculative build, every design decision was made with care, ensuring the property felt cohesive, high-end, and liveable — ultimately supporting its successful sale at €800,000.
