Location: Nottinghamshire, UK
Type: Residential Development – Design + Renders for Off-Plan Sales
Status: Pre-construction
🖋 Project Brief
This multifaceted development involved the interior design and visualisation of two distinct property types: a set of new-build homes and a series of apartments within a beautifully preserved mill building. The aim was to produce renders and design concepts that would support off-plan sales, offering broad appeal while still capturing a sense of individuality and quality.
For the new-build homes, the focus was on crafting a youthful, high-end tone that felt both inviting and contemporary. Clean-lined kitchens, open layouts, and warm, neutral finishes set the stage for modern family living. Working around some architectural restrictions, the layouts were optimised to feel spacious, efficient, and market-ready.
Within the converted mill building, the brief became even more nuanced. The building itself offered stunning original features — high ceilings, exposed brickwork, and arched windows — which informed two contrasting interior style packages:
- A luxurious heritage-inspired scheme, designed to complement the original industrial features with rich textures, darker tones, and timeless materials that elevated the historic character of the space.
- A Scandinavian-inspired concept, where light woods, soft neutrals, and clean forms created a sense of calm and simplicity, allowing the mill’s architecture to shine while appealing to buyers seeking a minimalist, contemporary lifestyle.
This dual-style approach gave buyers the freedom to choose a style that fit their personality, while ensuring both options respected the building’s heritage and enhanced its market value.
🔍 Key Focus Areas
- Interior design strategy to support off-plan sales
- Integration of mill’s heritage features into contemporary layouts
- Two design concepts: Heritage Luxury vs. Scandinavian Simplicity
- Flexibility for modern living within an industrial-era structure
- Visual storytelling through high-quality renders
💡 Outcome / Impact
The project demonstrates the power of design-led development marketing — using considered interiors and renderings to sell not just property, but potential. The mill apartments in particular celebrate the character of the original building while offering interiors that feel authentic, aspirational, and deeply livable, proving that heritage and modern appeal can coexist beautifully.
